WHAT IS STAGING?

Staging is not decorating, staging is marketing. Staging focuses on improving a property to make it appeal to the largest number of potential buyers. At Stage Effects, we use cost effective and non-invasive methods to transform your home into a Show Home, effectively Setting the Stage to Sell for a higher selling price and a faster sale

OCCUPIED PROPERTIES:

From viewing photos on the Internet to the actual viewing of the property, potential buyers often make up their minds within 30-60 seconds of entering the front door. Clutter or too much furniture can easily deter a buyer.

When staging a room we will establish the function of the room and its focal point. We will neutralize, de-clutter, depersonalize and rearrange existing furniture and accessories, dramatically recreating beautiful rooms that will enhance the overall appearance of your home without the expense of a major makeover.

VACANT PROPERTIES:

One would think that an empty space would be easier to sell, however this is not always the case. Empty spaces can appear smaller and lack connection and focal points. Also many homeowners have difficulty envisioning their own furniture in the space. At Stage Effects we offer a furniture and accessory rental service that will appeal to the target buyer. We use quality furnishings, accessories and artwork to transform a vacant space into an appealing and welcoming home.

DOWNSIZING:

At Stage Effects we understand the challenges you might be faced with during your transition. Moving can be stressful and overwhelming, especially for seniors.

Most seniors have lived in their homes for twenty to thirty years accumulating many possessions. We will help you decide what to take and what to let go, disposing of unwanted items to charities.

We will help you prepare and stage your home for the real estate market. We will provide you with a choice of reliable trades, realtors® , movers and other services to meet your specific needs.

OPEN HOUSE PREPARATION:

After the initial staging has taken place, we will return to the property to ensure that the home is showcased to its potential for the open house.

STAGING CONSULTATION:

The consultation includes meeting with you at your home. I will assess and take pictures of the interior and exterior of your home as if I were the buyer. I will then discuss with you the strengths and weaknesses of your home and will leave you with a complete and in-depth room by room list of recommendations to prepare your home for the market.

COLOUR CONSULTATION:

Colors are a reflection of personal style and taste, however we must remember that color is vital in staging a home to sell. It is important for the entire house to visually flow from one room to the next.
Choosing the perfect color(s) on your own can be very difficult. We will suggest the best color palette that will most appeal to the potential buyer.

STAGING-IT REALLY MAKES GOOD DOLLARS AND SENSE!

DOES STAGING ADD REAL VALUE?

Holidays, weddings and special occasions are times when everyone spruces up their home to make it warm & inviting and picture perfect to impress family & friends. This is very similar to staging a home for sale. To impress home buyers who will make their first impression within seconds they enter the front door. Staging will create a house that is picture perfect, warm & inviting, feels like home and is turn key ready for savvy buyers.

WHO BENEFITS FROM HOME STAGING?

EVERYONE benefits from home staging; the buyer, the seller, the agent, the new home owners and occasionally those who are paying two mortgages because they haven't sold their previous home.

SELLER'S BENEFITS:

When sellers stage a home for sale, they increase the value of their property. Their investment in staging brings real benefits. Home Gain, an online resource for homebuyers & sellers, states that the 2000 real estate agents surveyed found that staging typically costs from $212 to $1089 and adds from $2275 to $2841 to a home's selling price. It doesn't take a mathemetician to figure out that staging is a cost effective marketing tool and definitely costs less than a price reduction,
Staged homes provide an edge over the competition. They sell on average 5% more in half the time on the market and often appraised at higher value. This translates to more money and less stress for the seller.

BUYER'S BENEFITS:

The first phase of staging is a review of the property, inside & out, through the buyer's eyes. A comprehensive report recommends any repairs and updates that should be made prior to listing the property. The stager always has the buyer in mind. The staging process is not to hide faults or conceal problems, on the contrary, it opens things up to closer scrutiny for the buyer. Home staging emphasizes the positives, highlights the features and educates the buyer on the home's true worth. A decluttered, depersonalized, well staged home enables the buyer to envision living there. At the end of the deal, the staged house looks so great it makes the buyer forget about nit picking over a few flaws. They will take a more balance view of the home's potential.

REALTOR'S® BENEFITS:

Most buyers activity will occur within the first 2-3 weeks a property is on the market. The Realtor® wants to generate as much excitement & buzz as possible to get as many buyers through the door in the early stages.
A professionally staged home will produce high impact showings & professional photos for the MLS website, feature sheet and other marketing materials. A staged home will defintely attract more buyers, deter any price reduction, will sell faster and at a higher price and occasionally with multiple offers.

A REALTOR® WHO USES STAGING SERVICES IS A REALTOR® YOU WANT TO WORK WITH, THEY HAVE YOUR BEST INTEREST IN MIND.

NEW HOMEOWNER'S BENEFITS:

Moving into a new home can be overwhelming with unpacking, arranging furniture and decorating, especially if you are a working parent. Stagers can assist you in creating a comfortable, aesthetically pleasing & functional floor plan using your existing furniture & accessories. Stagers may even offer you some shopping advice or even a shopping service for a few new accessories to help refresh & rejuvenate your existing furniture. What a nice beginning in your new home.

THOSE WHO ARE PAYING TWO MORTGAGES:

For that poor guy that's holding two mortgages and hasn't sold his previous home yet...

Some factors are out of your control, such as location, sale price of comparable homes in the area and today's market conditions. But you definitely have a say in the way your property looks, feels and is perceived by the Realtors® and potential buyers.

The way your property is perceived affects your property's desireability. I've said it before and I'll say it again, subconciously, the decision to buy is taken within 30-60 seconds. Make the most of that minute and call me now, it's never too late!
